Now that you have narrowed down your home search it is time to pick the best home you want to move in.

This is an important step so your agent or broker will help you to reach a contract. You will also need an attorney.
What exactly is a contract?
A contract is a voluntary agreement between legally competent parties to perform or
refrain from performing some legal act, supported by legal consideration.
The Purchase Contract is the legally binding agreement between the buyer (called the
"Purchaser" in contract terms) and the seller. The buyer agrees to pay a certain
amount of money to buy the house if certain things are done. The seller agrees to sell
the house for that same amount of money if certain things are done.
Those "things" that need to be done are called "contingencies". If a contingency is not
met, then, according to the contract, the sale of the house is called off and everyone
can walk away legally without any complication of breach of contract.
